Dry Rot Treatment on Floor Joist in Stockport - Manchester

This property in Stockport had Dry Rot in the ground floor timber joist. The Dry-rot has started from within an area that was not on wooden floor joist.

The project involved replacing the floor joist infected with dry rot, excavate the spoil for a 3m x 2m area, and apply dry rot treatment to the timber joist and floor.

We also checked the property for Wet Rot & Woodworm in the timber and floor joist.

The dry rot had spread to the brickwork and the dry rot roots have been found in the brickwork.

The dry rot had started to spore.

Dry Rot in Brickwork
Here the dry rot is found in the brickwork, this is where we knock through to start excavating the damp floor area. The area under the property was only 700mm high, this made working conditions very difficult. All the spoil excavate had to be sledged out.
Dry Rot Roots
Dry rot roots under a floor on a property in Stockport, Manchester. No Wet Rot or Woodworm was found in the property. The Dry Rot had spread over an area of about 8sqm, the Dry Rot Treatment we used on this project was cream & spray.

After the spoil had been excavated from the area this is the view looking up at the floor joist with dry rot. The dry rot has split the floor joist.

Dry Rot Treatment

Dry rot (Serpula Lacrymans) thrives in damp unventilated areas therefore attacking area not often seen. Floor voids, loft timbers and behind timber paneling are all prime locations for attack Dry rot can even penetrate through the brickwork and attack skirting boards from behind the front side.

Treatment for Dry Rot usually involves the removal of the rotted timber which is replaced with pre-treated timber. Masonry is treated and sterilized to a distance of 1 met re beyond the last visible signs of fungal stranding. Chemical fungicidal treatments will absorb into the timber creating a barrier to any further attack. Other means of prevention such as improved ventilation.

Dry Rot in Wood

Once the timber joist have started to decay with dry rot there is no alternative but to cut out the infected area. In the right conditions dry rot can spread quickly. Through the hole in the brickwork you can see the area we excavated, this was the source point of the dry rot.

Dry Rot

Once all the spoil had been excavated you can see the existing concrete floor. This concrete floor had to be removed from below. There was a large risk of the concrete falling.

We then concreted the floor area, with a visqueen damp barrier.

Repaired Floor Joist

We cut out timber that had been infected with dry rot + 1m past. New treated timber floor joist and wall plates were installed. These new floor joist were coach bolted to the existing floor joist. All these floor joist had to been again installed from below.

Here we have installed a dry rot sensor into the brickwork, due to dry rot being present in the brickwork. This dry rot sensor changes colour when dry rot is present. These dry rot sensors are ideal for visually checking for the presents of dry rot. The dry rot sensors can be put into brickwork, timber & concrete.
