Emergency Heritage Stabilisation and Conservation of a Historic Industrial Landmark

The Former Mitchell’s Brewery is one of Lancaster’s most recognisable industrial heritage landmarks, representing an important part of the city’s brewing and manufacturing history. Following years of deterioration, the vacant complex required urgent stabilisation works to safeguard the historic structures while plans for its long-term future progressed.

UK Restoration Services was appointed to deliver a programme of emergency conservation, structural stabilisation and weatherproofing works to both the Brewery Building and the adjoining Malthouse. Working alongside structural engineers and conservation professionals, the project demanded a carefully coordinated approach to preserve the historic fabric whilst addressing significant structural defects and ongoing deterioration.

Structural Stabilisation and Roof Repairs

One of the most critical elements of the project involved stabilising a partially collapsed timber roof truss within the Brewery Building. Following the installation of temporary shoring and specialist scaffold supports, the damaged truss was carefully secured before detailed structural investigations were undertaken. Bespoke steel repair components, fabricated in-house, were designed in collaboration with the structural engineer to strengthen the original timber while minimising intervention. Steel clamps and Macalloy bar reinforcement were subsequently installed, allowing the roof structure to be stabilised whilst retaining as much of the original historic timber as possible.

Alongside the structural repairs, the team completed extensive temporary roofing and weatherproofing works to protect the building from further water ingress. Damaged slate roofs were repaired, rainwater goods cleared and tested, access hatches reinstated, and deteriorated leadwork replaced using compatible modern alternatives. Coping stones were carefully lifted, gutter defects repaired, new flashings installed, and the copings re-bedded using NHL 5 lime mortar before being repointed to provide long-term protection to the masonry.

Malthouse Conservation Works

The adjoining Malthouse required an equally sensitive programme of conservation works. Before access scaffolding could be erected, licensed asbestos contractors safely removed asbestos roof sheets and debris from the site. Following the granting of Listed Building Consent, UK Restoration Services installed a temporary profiled steel roof to create a weather-tight envelope, preventing further deterioration while allowing the historic structure to remain ventilated. Bird-proof mesh, new barge details and replacement wall abutments were incorporated to provide effective long-term protection.

Extensive vegetation removal formed another significant aspect of the project. Mature ivy and self-seeded growth had become established throughout the masonry, accelerating deterioration and obscuring historic stonework. Vegetation was carefully removed, treated to prevent regrowth and followed by localised lime mortar repairs and masonry consolidation. Wall heads were stabilised, coping stones reinstated and vulnerable lintels temporarily supported whilst permanent repairs were undertaken.

Preserving Historic Fabric

Internally, damaged staircases and weakened floor structures were repaired to provide safe access throughout the building. Temporary boarding was installed over compromised floors affected by prolonged water ingress, while safety measures ensured the structure remained secure throughout the conservation works. Timber treatment was also undertaken to protect the historic roof structure from fungal decay, and vulnerable openings were boarded using marine plywood designed to provide security whilst maintaining essential airflow through the building.

Throughout the project, close collaboration with conservation officers, structural engineers, asbestos specialists and the local authority ensured that works were delivered in accordance with heritage best practice. Operating within a busy city-centre location also required careful planning around road closures, public safety, listed building approvals and major local events.

Specialist Industrial Heritage Restoration

The Former Mitchell’s Brewery project demonstrates UK Restoration Services’ expertise in the emergency stabilisation and conservation of historic industrial buildings. Combining structural engineering solutions, traditional lime masonry techniques, specialist roofing works and heritage craftsmanship, the project successfully protected an important part of Lancaster’s industrial history while preserving the site for future restoration and regeneration.
