Grade II Listed Marsden Old Hall – Roof and Lead Repairs

Marsden Old Hall is a Grade-ll-Listed Building situated in the grounds of Green Flag awarded Marsden Park. The hall that can be seen today is actually of two  different periods. The old part of the hall, which forms the main part of the building, was thought to be built in around 1555 by Richard Walton of Barkerhouse.  The hall began to fall into deep disrepair before its  ownership was transferred to Nelson Corporation. The Tudor section still remains and has previously been restored with funds from the Heritage Lottery Fund. It is a well thought of Historic Landmark for the area.

Unfortunately Marsden Old Hall had been a target of theft and vandalism to the lead and roofing  structure. We were contracted to carry out the works of lead replacement and associated roof repairs needed on the hall.  All flashings and associated gutters were to be  repaired by means of a replacement lead substitute  material. This had been instructed by the client to reduce the risk of further theft and damage occurring in the future.

We began with preparation to the effected roof areas by the  stripping of remaining materials, and preparing the surfaces for the replacement lead substitute –  Masterform, which is a unique alternative weathering material providing long-term waterproof covering to areas where traditional materials such as lead, zinc and copper would be used. The Masterform system is designed and  manufactured to meet specific requirements of a weathering material that is flexible, malleable, durable and aesthetically pleasing.

Existing timber Box Gutter substrates were repaired, this involved the renewal and replacement of existing timber materials. Existing box gutter arrangements were lined  using EPDM membrane in  replacement of lead. EPDM is an extremely durable synthetic Rubber Roofing  Membrane. The membrane system was installed to   timber substrate by means of waterproof adhesive. Due to the Hall  being situated within public park grounds and being a place of interest within the park , pedestrian control measures had to be put in place, whilst causing minimum disruption to the general public, to maintain traffic flows  and maintain access and egress to the Marsden Old Hall premises.
